Houses for sale in Egypt
Detached houses are a minority of Egyptian housing stock and are concentrated in gated compounds on the edges of Cairo, Giza and the coast. Outside compounds, a 'house' is usually a whole small building with a family floor on each level.
If you are searching for a house in Egypt with a European or North American mental picture — a detached home on a residential street, in a walkable neighbourhood — the closest match is a compound townhouse on the urban fringe, and it comes with a monthly service charge and a car dependency.
The two kinds of house
Compound houses are what the new-build market sells: townhouses, twin houses and standalone villas inside a gated development with private security, landscaping and shared amenities. They cluster in New Cairo, Sheikh Zayed, 6th of October, Madinaty, Mostakbal City and along the North Coast.
Street houses — عمارة سكنية or بيت — are whole buildings held by one family, typically two to five floors, often with a shop at street level. They are common in Delta cities, Upper Egypt and older parts of Giza. They are much cheaper per metre and much harder to resell, because the natural buyer is another extended family.
Compound houses: what to check
- The annual service charge, in writing, and its escalation history. This is a permanent cost and it has risen fast with inflation.
- Whether the compound is fully delivered or still in phases. Living beside active construction for three years is a different product from the brochure.
- Who controls the management company, and whether owners have any say.
- The bylaws on extensions, external appearance and short-letting. Some compounds prohibit holiday rental outright, which matters if the plan was income.
- Whether the developer has registered the parent title. If not, your own registration cannot proceed however clean your own contract is.
Street houses: what to check
- Licence and permitted floors. Unlicensed upper storeys are widespread and carry demolition and fine exposure.
- Whether any part of the building is occupied under old rent-control law. A sitting tenant on a legacy lease can be effectively immovable and pays a nominal rent.
- Inheritance. Family buildings are often owned by many heirs, and every heir must sign. Ask for the inheritance declaration (إعلام وراثة) early.
- Structural condition of the frame and the roof, and whether extensions were engineered or simply added.
Foreign buyers
A house counts as one of the two residential units a foreigner may own under Law 230 of 1996, and the plot counts against the 4,000 square metre cap. Buying a house that sits on agricultural land is not available to foreign buyers, and that catches people looking at rural properties.
