Two apartments at the same price in New Cairo can differ by a third in usable space, because quoted areas here sometimes include a share of common space and sometimes do not. Always establish whether the metre count is net internal.

The service charge is the part buyers most often under-model. It is a permanent cost that rises with inflation, and in some compounds unpaid charges become a registered burden on the unit.

Checks specific to New Cairo apartments

  1. Net internal area versus gross. Ask for the number both ways and get it in the contract.
  2. Water pressure on the actual floor, at the actual hour. Higher floors in buildings on pumped supply can be poor.
  3. Whether natural gas is connected or the building runs on cylinders.
  4. Parking: how many spaces, deeded or allocated, covered or not.
  5. Cooling. Summer running costs on a west-facing unit with split units throughout are a real expense here.
  6. In a still-building compound, what goes up in front of your balcony in the next phase. Ask for the master plan, not the render.

A wide band. Street apartments in the less developed settlements run far below compound units in the Fifth Settlement, and top-tier compound stock runs into several hundred thousand dollars. Comparable recent sales in the same compound are the only reliable guide.

Are New Cairo apartments delivered finished?

Often not. Core-and-shell delivery is standard from many developers, so budget the finishing cost and several months of supervision.

Is the service charge negotiable?

No. It is set by the compound's management company. What is negotiable is the purchase price, once you know what the charge actually is.
