Villas for sale in New Cairo
New Cairo holds the deepest villa market in Egypt. The decision is rarely about the house — it is about the compound around it, its bylaws, and a service charge that will outlast your mortgage.
Villa listings here are inconsistent about the two numbers that matter. Plot area and built area get used interchangeably, and a 600 m² plot with 380 m² built is advertised at either figure depending on which flatters the price.
The three villa types
- Standalone — فيلا مستقلة. Detached on its own plot. The largest plots and the narrowest buyer pool on resale.
- Twin house — توين هاوس. Semi-detached; two mirrored units sharing one wall.
- Townhouse — تاون هاوس. Terraced, sharing both side walls. End units (كورنر) carry a clear premium for the extra light and garden.
Price per metre generally runs standalone above twin above townhouse, but a well-placed townhouse in a delivered compound often outperforms a standalone in one that never filled in.
Plot versus built area
مساحة الأرض is the land; مساحة المباني is the constructed floor area across all levels including basement and roof room. Ask for both and ask for the floor-by-floor breakdown.
Land area drives long-term value; built area drives what you can live in now. In most New Cairo compounds you cannot simply extend into the remaining plot — the bylaws restrict it, and unpermitted extensions are one of the commonest defects found late in a villa purchase.
The real annual cost

Title questions
- Has the developer registered the parent land, and is the villa registered individually? Villa registration lags apartment registration in many compounds.
- Does the deed include the garden and any outbuildings, or only the footprint?
- Were the basement, roof room, pergola or pool built under permit?
- Do the fenced boundaries match the deed? Encroachment disputes between neighbouring villas are common and expensive.
- For a foreign buyer, does the plot fit inside the 4,000 m² aggregate cap?

As a lifestyle purchase, often. As an investment, they are the least liquid residential asset in the market — smaller buyer pool, longer sale times, higher carrying cost. Well-located apartments generally exit faster.
What is the difference between a twin house and a townhouse?
A twin house shares one wall with a single mirrored neighbour. A townhouse sits in a terrace sharing both side walls, unless it is an end unit.
Can I extend a villa in a New Cairo compound?
