New apartments for sale in Egypt
'New' in an Egyptian listing can mean three different things: never occupied, delivered within the last year or two, or simply recently renovated. Ask which, because the price difference between them is large.
The appeal of a new apartment is straightforward — no accumulated wear, modern wiring and plumbing, current building standards. In Egypt there is a catch that catches foreign buyers in particular: a great many brand-new units are delivered core-and-shell, and 'new' says nothing about whether you can move in.
What 'new' means here
- First owner, never occupied — the unit was delivered by the developer and the buyer is selling without having lived in it. Very common as an exit from an instalment plan.
- Recently delivered, briefly occupied — a year or two old, fully functional, usually the best value in this category.
- New build not yet delivered — that is off-plan, a different purchase with different risks.
- Renovated — old building, new interior. Legitimate, but the building's age is what determines the plumbing risers, the electrical capacity and the lift.
Snagging a recently delivered unit
New does not mean defect-free, and delivery-stage defects are the norm rather than the exception. Work through the unit systematically before final payment:
- Every window and door: alignment, seals, locks, and whether the aluminium sits square in the opening.
- Every tap, drain, and the shower, run simultaneously. Check under sinks for leaks after ten minutes.
- Floor levels and tile lippage; run a spirit level or just a marble.
- All sockets and switches with a tester, and the distribution board labelling.
- Air conditioning drainage — badly routed condensate drains are a chronic cause of wall damage.
- Balcony fall and drainage; water should run away from the doors.
- Waterproofing on roof and terrace units, ideally after rain.
In a compound, defects within the developer's warranty period are the developer's responsibility. Establish whether that warranty survives a resale to you — often it does not, and that is worth a price adjustment.

For a buyer who wants to occupy or let soon, first-owner resale of a delivered unit is usually the better route: the same product, already built, without the delivery risk.

Are new apartments in Egypt delivered finished?
Frequently not. Core-and-shell delivery is standard from many developers, and finishing is a substantial additional cost and several months of work.

In modern districts, yes — building systems and standards differ materially. In established prime districts, an older building in a better address usually outperforms a new one in a worse address.
