Ready to move apartments in Egypt

A ready-to-move apartment removes the largest risk in the Egyptian market — that the unit never arrives. What it does not remove is title risk, and that becomes the thing to concentrate on.

'Ready to move' should mean finished, connected to utilities, and available for occupation now. In practice it is used loosely, including for units that are structurally complete but internally bare. Establish which you are being offered before anything else.

For a buyer who needs somewhere to live or wants income now, ready-to-move is usually the better structure. The premium you pay over an off-plan unit is the price of removing years of risk, and it is often smaller than it looks once the off-plan unit's delivery-stage costs are added in.

Verify 'ready' literally

  1. Is it finished, or core-and-shell? Ask for photographs of the actual unit, not the compound.
  2. Are electricity, water and gas connected, with meters in place and registered?
  3. Has the building or compound been formally handed over by the developer, or is it occupied ahead of completion?
  4. Is the lift operating? Is the entrance finished? Are the common areas done?
  5. Is the district functioning — shops, transport, schools — or is the building finished inside an empty area?

With delivery risk gone, title is the risk

Because a ready unit is usually a resale, the questions shift entirely to paperwork:

  • Is the title registered, or is the seller holding a preliminary contract?
  • Does the chain of contracts run back to a registered root without gaps?
  • If the seller bought from a developer, has the developer registered the parent land? If not, your registration cannot proceed either.
  • Are there heirs, a spouse, or co-owners who must sign?
  • Are service charges, utilities and any instalments fully paid up? Arrears follow the unit.

Why owner-direct fits this category best

Ready-to-move stock is by definition existing stock, which means almost all of it is owned by somebody rather than by a developer. The owner is the person who can tell you what the building is like in August, what the service charge actually was last year, and why they are selling. Buying from them directly removes a commission from a transaction where the intermediary adds little: the unit is standing in front of you and your lawyer does the rest.

Common questions

Does 'ready to move' mean fully finished in Egypt?

Not always. It is sometimes used for structurally complete but unfinished units. Ask specifically whether the unit is finished and whether utilities are connected and metered.

Is ready to move more expensive than off-plan?

Per metre, usually yes. Once you add an off-plan unit's finishing cost, maintenance deposit and the years of waiting, the gap narrows considerably.

Can I rent out a ready to move apartment immediately?

If it is genuinely finished, connected and registered with the compound, yes. Check the bylaws first where short-term letting is the plan.
