Properties for sale in Egypt, by governorate

If you already know roughly where you want to buy, start from the governorate rather than from a national search. Egyptian property markets are local to the point of being street-level, and a shortlist built by area will be far more useful than one built by price.

A national property search in Egypt returns a mix of Cairo compound units, Hurghada studios and Delta farmland, none of which compete with each other. This page breaks the market down the way buyers actually shop it — by governorate first, then by district.

Cairo

The largest resale pool in the country and the widest quality range. New Cairo and the Fifth Settlement dominate compound stock. Nasr City, Heliopolis and Hadayek El Kobba carry large volumes of older street apartments at a fraction of compound prices. Maadi and Zamalek are the established expatriate districts and price accordingly. Shorouk, Badr, Madinaty and Mostakbal City sit further out with newer stock and longer commutes.

Cairo's specific hazard is unregistered title in older districts. A 1970s downtown apartment may never have been registered and may be occupied under old rent-control law, which is a different asset entirely from what the listing implies.

Giza

Sheikh Zayed and 6th of October carry most of the modern supply and usually cost less per metre than equivalent New Cairo addresses. October Gardens and New October are the budget end of the same corridor. Mohandessin, Dokki and Agouza are dense older districts with strong rental demand. Haram, Faisal and Omraneya are the cheapest entry into Greater Cairo and the most likely to involve buildings without a full licence.

Alexandria

Pricing is driven almost entirely by distance from the corniche. Smouha, Kafr Abdo, San Stefano, Gleem, Roushdy and Sidi Gaber are the premium spine. Miami, Sidi Bishr, Asafra and Mandara are mid-market with genuine sea access. Agami, Bitash and Hanoville are seasonal and much cheaper. Borg El Arab and Borg El Arab El Gedida are separate markets tied to industry and the airport.

Red Sea

Hurghada — with Dahar, Sakkala, El Kawther, Mubarak districts — plus El Gouna, Sahl Hasheesh, Makadi, Safaga, Marsa Alam and Ras Ghareb. This is the most foreigner-friendly market in Egypt: freehold is available, entry prices are low, and short-let demand is real. It is also the market with the most unlicensed construction and the most aggressive off-plan selling.

South Sinai

Sharm El Sheikh, Naama Bay, Nabq, Dahab, Nuweiba, Taba, El Tor and Ras Sudr. Sinai is the exception to Egypt's ownership framework: foreigners generally cannot take freehold title here and buy on usufruct or long lease instead, commonly up to 75 years. Anyone selling you 'freehold in Sharm' should be asked to produce the deed.

Matrouh and the North Coast

Sahel, Marina, Sidi Abdel Rahman, New Alamein, Ras El Hekma, Dabaa, Sidi Krir and Marsa Matrouh. Almost entirely second homes, heavily seasonal, and priced on proximity to the water and to a recognised development. Rental income is concentrated into a short summer window.

Qalyubia and the near periphery

Shubra El Kheima, Obour, Benha, Qalyub, Khanka and Qanater. Cheap relative to Cairo and increasingly bought by people priced out of it. Liquidity on resale is thinner — plan to hold.

Common questions

Which governorate is best for a first purchase?

For rental income and resale liquidity, Greater Cairo and Giza. For a low entry price with foreign-buyer friendliness, the Red Sea. For a holiday asset you will use yourself, the North Coast — accepting that it earns for two months a year.

Are property prices published anywhere official?

No. Egypt has no public transaction register comparable to a land registry price index, so asking prices in listings are the main visible signal and they run ahead of closing prices.

Can I buy in Sharm El Sheikh as a foreigner?

You can acquire a usufruct or long lease, commonly up to 75 years, but not ordinary freehold title, because the Sinai Peninsula sits under a separate legal regime.
