What to weigh at this level
This is the band where the compound decision starts to bite. The same money buys a larger, better-finished apartment on an open street, or a smaller one inside a gated compound with a permanent service charge attached.
- Get the annual service charge in writing before comparing the two — it is a cost that runs forever and rises with inflation.
- Ask whether the quoted area is net internal or includes a share of common space. The difference is routinely ten per cent or more.
- Establish whether the title is registered. At this price the premium for registered title is worth paying, because it protects your own resale.
- Check finishing level — 'super lux' has no standard definition, so look at what is physically installed.

Is it better to buy in a compound or on a street at this budget?
On an open street the same money buys more space and better finishing, with no service charge. In a compound you get security, landscaping and a broader resale market. Price the service charge before deciding.
What deposit would I need?
For a resale apartment there is no fixed convention; around ten per cent against a signed preliminary contract is a reasonable structure. Never pay against a verbal agreement.
