Cheap property in Egypt is real and plentiful. Almost every cheap listing is cheap for a specific, identifiable reason — and about half of those reasons are legal rather than physical.

The exit problem nobody prices in
Cheap property in Egypt is easy to buy and hard to sell. That asymmetry is the single most underestimated cost at this end of the market, and it varies enormously by where and what you buy.

The practical rule: at the cheap end, buy something you would be content to hold for a decade, because you may have to.
Cheap in pounds is not cheap in dollars
Whether Egyptian property looks cheap depends entirely on which currency you measure in, and buyers on the two sides of that are looking at different markets.
- For a buyer earning pounds, property has risen steeply and affordability has fallen. The budget segment exists because incomes have not kept pace.
- For a buyer bringing hard currency, repeated devaluation has cut the dollar cost of Egyptian property substantially. That is the genuine opportunity, and it is why foreign interest concentrates at price points Egyptians consider ordinary.
- The corollary on exit: a unit that doubles in pounds over a period when the pound halves has made a foreign owner nothing.
- Write down every price in both currencies before deciding anything. It is the single most useful discipline in this market.

What is the cheapest property you can buy in Egypt?
At the very bottom — peripheral Giza, Delta towns, unfinished units — prices fall into the low tens of thousands of dollars and below. What you get at that level almost always needs work, paperwork, or both.
Is cheap property in Egypt safe to buy?
The physical risk is manageable with a survey. The legal risk is the real one, and it concentrates at the cheap end. An independent lawyer is not optional here.
Can foreigners buy cheap property in Egypt?
Yes, the same Law 230 rules apply at any price. In practice foreign buyers struggle more at the cheap end, because registration matters more to them and is least likely to already be in place.
