Chalets for sale on the North Coast
A chalet in Egypt is a resort apartment, not a detached house. Its value is set almost entirely by which row it sits in and how far it is from the water — not by what is inside it.
The word confuses international buyers more than any other in Egyptian property listings. شاليه means a flat in a coastal development, titled and priced as one. The mountain-cabin association does not apply.
Rows and distance to the water
Coastal developments are laid out in rows parallel to the sea, and the row number is the single biggest price variable.
- First row — directly on the beach, highest price, best resale.
- Second and third rows — sea view over the row in front, materially cheaper.
- Back rows — no view, sometimes a long walk or a buggy ride to the water.
- Lagoon-facing units — a separate premium, sometimes above a distant sea view.
Verify the view is protected. A second-row chalet looking over an empty first-row plot is a first-row view until that plot is built on.

Furnishing and the inventory
Chalets commonly sell furnished, and the furniture routinely disappears between agreement and handover. The fix is procedural, not adversarial:
- Get an itemised inventory annexed to the contract — every item, with condition noted.
- Photograph the interior on the day you agree terms.
- Make handover of the inventory a condition of the final payment.
- Check appliances actually work. Salt air and a unit closed for ten months a year are hard on them.
The recurring costs
- Annual service charge, payable whether or not you visit.
- Maintenance deposit at handover in newer developments.
- Salt-air maintenance: aluminium, glazing, external paint and air conditioning all degrade faster here.
- Utilities standing charges through ten months of non-use.
