Villas for sale on the North Coast
A North Coast villa is closed for ten months a year and deteriorating for all twelve. The purchase price is the easy part; the question is whether you have someone to look after it.
Coastal villas are the top of the Sahel market and the least forgiving asset on it. Salt, sun and long vacancy are hard on a building, and a villa left unattended from September to June does not arrive in June in the state you left it.
What is on the market
- Beachfront standalone villas — the scarcest and most expensive stock.
- Second-row and back-row villas inside gated developments, at a steep discount to beachfront.
- Twin houses and townhouses, which behave like villas on cost and like chalets on liquidity.
- Lagoon-front villas in the larger master-planned developments, often priced close to sea-front.
As with chalets, position relative to the water dominates. Unlike chalets, the buyer pool for a villa is small, so pricing errors take a long time to correct.
What the coast does to a closed house
- Salt corrodes aluminium window frames, hinges, locks and balustrades. Budget replacement, not repair, on a fifteen-year-old villa.
- Air conditioning units fail faster here than inland, and a closed house in August is a humidity problem.
- Pool plant left idle deteriorates; restarting a neglected pool each summer is a recurring cost.
- Gardens need watering through the months you are not there.
- Damp and mould in a sealed house are the single most common complaint among owners returning in June.
All of this is manageable with a caretaker or a management arrangement — but it is a cost that runs all year against two months of use, and it should be in your numbers before you agree a price.
Verify before buying
- Plot area and built area separately, with a floor-by-floor breakdown.
- Distance and access to the beach, walked rather than described.
- Whether the view is protected by the master plan.
- Coastal approval and the developer's title to the land.
- Service charge and maintenance deposit, in writing.
- Whether unpermitted extensions were added — as common here as anywhere.
- What operates in winter, and who holds keys when you are not there.
