Apartments for sale in Hurghada
Hurghada has what Cairo does not: a deep supply of small, cheap, furnished units that let year-round. A studio here is a functioning investment product in a way a studio in New Cairo is not.
The small-unit market is the distinctive thing about Hurghada. Studios and one-bedrooms make up a large share of stock, they are often sold furnished and ready to let, and tourism gives them tenants in every month of the year.

What a sea view is actually worth
Sea view — فيو بحر — is the most overused phrase in Hurghada listings and the premium attached to it is large. Test it properly:
- Stand in the room and look. A sliver of water between two buildings is not a sea view, and it is priced as though it were.
- Ask what is on the plot between you and the water, and whether it is zoned for building.
- Check the floor. A second-floor sea view over a low wall disappears when the next block goes up.
- Distinguish sea view from beach access. Many buildings have neither, some have one, and the price difference between them is significant.
Furnished or unfurnished
- Furnished units can be let immediately, which for an investor is the whole point. The premium is usually modest relative to furnishing it yourself.
- Get an itemised inventory annexed to the contract, with condition noted and photographs taken on the day you agree terms.
- Check appliances actually run. Units sitting empty in Red Sea heat degrade quickly.
- Furniture is a consumable on a three-to-five year cycle in a short-let unit. Budget replacement, not just purchase.
Checks specific to Hurghada
- Building licence, and whether the floors built match the floors licensed. This is the most common defect in this market.
- Whether the unit can be registered, and whether the developer registered the parent land.
- Water and electricity supply reliability in that specific building.
- Service charge, and what it covers — pool and beach maintenance are not always included.
- Whether the building permits short-term letting.
- Management: who will handle the unit when you are not there, and on what written terms.
