Penthouses for sale in Egypt
The entire penthouse question in Egypt is whether the roof is inside the deed or simply something the current owner has been using. Those are two different properties at two different prices, and listings describe both the same way.
Penthouse — بنتهاوس — means a top-floor unit, usually with roof access. It does not carry the guarantees the word implies elsewhere, and the gap between a penthouse with a deeded roof and one without is large enough to be the whole negotiation.
The roof: three possibilities

Ask for the deed and read what it describes. If the seller cannot produce a document stating the roof, assume the third case and price accordingly.
Separately: is there a right of access across the roof for other owners, for the water tank, the lift motor room or the satellite dishes? That is normal and manageable, but you should know before you plan a terrace.
What else is on your roof
- Water tanks serving the whole building, which need periodic access and cleaning.
- The lift motor room, on some buildings.
- Satellite dishes and antennas belonging to other flats.
- Air conditioning condensers for the units below.
- Solar water heaters, in older buildings.
None of these are deal-breakers. All of them constrain what you can build up there, and all of them mean other people come onto your roof.
Heat and water
- Waterproofing. Ask when it was last renewed and by whom. Egyptian roof waterproofing has a finite life, and when it fails the damage lands in your own ceiling.
- Insulation. A top floor under direct sun through an Egyptian summer is the hottest unit in the building, and cooling it is the largest electricity bill in the block.
- Drainage. Check the roof falls toward outlets and that they are clear. Standing water is how waterproofing fails.
- Terrace construction. Anything built on the roof needed a permit. Enclosed roof rooms are extremely common and frequently unpermitted.
