Apartments for sale in Sheikh Zayed
Sheikh Zayed apartments differ from New Cairo's in built form. Building heights are lower, so ground-floor garden units and top-floor roof units are a much larger share of the stock and carry the premiums.
The low-rise planning that makes Sheikh Zayed pleasant also shapes its apartment market. Fewer floors means fewer units per plot, more ground-floor gardens, and buildings where the lift question matters less than it does east of the river.
What the stock looks like
- Typical buildings run three to five floors rather than ten-plus.
- Ground floors with private gardens are common and command a clear premium. Verify the garden is inside the title, not a revocable compound allocation.
- Top floors frequently come with roof terraces. Establish whether the roof is owned, or merely available in practice — the difference is real money on resale.
- Two and three bedroom units dominate; studios are rare.
- Duplexes spanning two floors are more common here than in denser districts.
Garden and roof units: the questions
- Is the garden or roof described in the deed, with its area stated?
- If it is a compound allocation rather than owned space, can it be withdrawn or reassigned?
- For roof terraces, is there waterproofing, and when was it last done? Egyptian roof waterproofing has a finite life and failure shows up as damp in the ceiling below.
- For gardens, who maintains it and who pays — you, in almost all cases.
- Are there restrictions on enclosing, roofing or building on either?
The usual checks, applied here
- Net internal versus gross area — ask for both figures in writing.
- Water pressure at the actual floor and hour.
- Natural gas connected, or cylinders.
- Parking allocation, deeded or assigned.
- The annual service charge, with three years of actual figures.
- Whether the developer registered the parent land, which determines whether your unit can ever be registered.
