Duplexes for sale in Egypt

A duplex in Egypt is one home across two connected floors — not two dwellings. The question that decides whether it is a good buy is whether it was built as a duplex or made into one by knocking two apartments together.

Duplexes give you house-like space inside an apartment building, usually at less per metre than a townhouse. They also carry a specific risk that catches buyers late, and it is worth establishing on the first viewing.

Built as a duplex, or merged into one

Two apartments joined by cutting a stairwell through the slab is common in Egypt and is not always done with a permit. The consequences land on whoever owns it next.

  1. Ask directly whether the unit was originally one dwelling or two.
  2. If merged, ask to see the permit for the structural opening. Cutting a slab is a structural alteration, not decoration.
  3. Check whether the two units are still two separate titles. If so, you are buying two properties described as one, with two sets of registration, two sets of utility meters and two shares of building charges.
  4. For a foreign buyer, two titles may count as two units against the two-unit limit under Law 230 of 1996 — which would use your entire allowance on one home.
  5. Establish whether it can be sold as a single unit later, or whether a future buyer faces the same puzzle.

A purpose-built duplex has none of these problems. It is worth paying more for one.

On a roof duplex, ask when the waterproofing was last renewed. It has a finite life and its failure shows up as damp in the ceiling you own.

The stair, and what it costs you

  • An internal stair consumes floor area on both levels. A 250 m² duplex has less usable space than a 250 m² flat.
  • Check where the stair lands and whether it cuts the reception awkwardly.
  • Consider who will live here. Duplexes suit families and work poorly for elderly occupants, which narrows the resale pool.
  • Check whether services — a second bathroom, a kitchenette — exist on both levels, because retrofitting plumbing upward is expensive.
