Villas for sale in Sheikh Zayed
Sheikh Zayed villas tend to sit on larger plots than New Cairo equivalents at similar prices, and many are twenty years old — which makes the permit history and the condition of the original build the central questions.
This is one of Egypt's oldest modern villa markets, which cuts both ways. The compounds are genuinely mature, with grown trees and working services. The houses are also genuinely old, and two decades of extensions and alterations have usually happened.
Mature stock versus new
| Established Zayed compounds | New Zayed | |
|---|---|---|
| Landscaping | Grown in, mature trees | Newly planted |
| Services | Operating for years | Check what physically works today |
| Build age | Often 15–25 years — expect refurbishment | New, but often core-and-shell |
| Plot sizes | Generally generous | Varies widely by project |
| Price | Established, less volatile | Lower entry, more timing risk |
| Resale | Real market with comparables | Thinner until the district fills |
Permits: the question for older villas
Twenty-year-old villas get extended. Basements dug, roof rooms added, pergolas enclosed, pools installed, garages converted. Each needed a permit and frequently did not get one, and unpermitted works transfer to you along with the fines, settlement costs and, at worst, removal orders.
- Ask for the original building permit and the as-built drawings.
- Walk the property with the drawings in hand and mark every difference.
- Where the seller cannot produce drawings, treat every visible addition as unpermitted and price it accordingly.
- Ask the compound management what they have on file — they often know what was approved.
Condition checks on an older villa
- Roof waterproofing, and when it was last renewed.
- Plumbing risers and the water tank — original 2000s installations are at the end of their life.
- Electrical capacity against modern cooling loads.
- Pool plant, if there is one, and what it costs to run.
- Boundary walls against the deed, since encroachment disputes between neighbouring villas are common.
- Damp at the base of walls, which in older Zayed stock often means irrigation running against the building.

Common questions
Are Sheikh Zayed villas cheaper than New Cairo villas?
Often, for a comparable plot and compound standard, though the best Zayed addresses price alongside the best New Cairo ones.
Should I buy an older villa or a new one?
An older villa in a mature compound gives you working services and grown landscaping, at the cost of refurbishment and permit risk. A new one gives you a clean build in an immature setting, often core-and-shell.
What is a reasonable service charge for a villa here?
It varies by compound and is rising with inflation. Ask for three years of actual charges rather than the current headline, so you can see the escalation.
