Villas for sale in Hurghada
Villas are a small and illiquid corner of the Hurghada market. The buyer pool is narrow, the running costs are high in Red Sea heat, and most foreign demand here is for small apartments instead.
Hurghada is an apartment market. Villas exist — in Sahl Hasheesh, El Gouna, Magawish and scattered compounds — but they represent a small share of transactions, and that shapes everything about buying one.
Where villa stock sits
- Sahl Hasheesh — master-planned bay development with the largest concentration of resort villas.
- El Gouna — the top of the Red Sea market, lagoon and sea-front villas at prices well above the rest of the region.
- Magawish and Arabia — resort-oriented areas with some standalone stock.
- Gated compounds inland from the coast road, generally cheaper and without beach frontage.
What a villa costs to run here
| Cost | Note |
|---|---|
| Cooling | Red Sea summer is severe; a large villa is a serious electricity bill. |
| Private pool | Permanent staffing and chemical cost, all year. |
| Salt-air maintenance | Aluminium, glazing, external paint and AC degrade faster on the coast. |
| Garden irrigation | Desert location — landscaping needs constant water. |
| Service charge | Development-level charge, indexed, on top of everything above. |
| Caretaking | If you are not resident, someone has to hold keys and check the property. |
These run twelve months whether or not you are there, and for an owner abroad they need a written arrangement rather than an informal one.
Liquidity, stated plainly
Three things stack against a quick exit:
- Foreign demand in Hurghada is overwhelmingly for small, cheap units — the opposite of a villa.
- Egyptian demand for a Red Sea villa is thin, because it is a second home far from Cairo.
- The carrying cost means a stalled sale is expensive to sit on.
Buy a Hurghada villa because you want to use it. Treating it as an investment means accepting a long hold and a slow sale.

Common questions
Can foreigners buy a villa in Hurghada?
Yes, with freehold title, within the Law 230 limits of two residential units and 4,000 square metres in aggregate, plus routine coastal approval.
Is a villa in El Gouna a good buy?
El Gouna is the most established and best-managed development on the Red Sea, and its property holds value better than the surrounding market. It is also the most expensive, so the entry price does a lot of the work.
How long does a Red Sea villa take to sell?
Longer than an apartment, often substantially. The natural buyer pool is small.
