Property for sale in Hurghada
Hurghada is the most accessible property market in Egypt for a foreign buyer: freehold is available, entry prices are low, and unlike the North Coast the season runs all year. It also has the most unlicensed construction in the country.
The Red Sea is where foreign buyers actually transact in Egypt. Usable units start well below what the same money buys anywhere in Europe, tourism supports genuine year-round rental demand, and the market is set up for non-Egyptian purchasers in a way Cairo is not.

Price per metre across those runs by a factor of several. Dahar and Sahl Hasheesh are not the same market and should not be compared.
Why foreign buyers concentrate here
- Freehold is available. Unlike the Sinai — Sharm El Sheikh, Dahab — where foreigners hold usufruct or long lease rather than outright title.
- Entry prices are genuinely low; studios and one-bedrooms are plentiful, which is not true in Cairo.
- Rental demand runs year-round on tourism, and is often paid in hard currency by foreign guests.
- English is widely spoken and there is an established expatriate community.
- Property purchase connects to Egypt's residence-permit tiers, and Hurghada prices sit near the entry thresholds.
The thing to be careful about
Hurghada has more unlicensed and partly licensed construction than any other Egyptian market, and more aggressive off-plan selling to buyers who are overseas and cannot inspect.
- Verify the building has a licence and that the floors built match the floors licensed.
- Verify the developer's title to the land, and whether individual units can be registered.
- Never buy on photographs. Visit, or send someone you trust who is not connected to the seller.
- Use an independent Egyptian lawyer — not one introduced by the developer or the agent.
- Transfer funds through a state-owned Egyptian bank and keep every document. You will need them for registration, for residency, and to get money out later.

Common questions
Can foreigners own property in Hurghada?
Yes, with freehold title, subject to the Law 230 limits of two residential units and 4,000 square metres in aggregate, plus coastal-area approval which is routine here.
Is Hurghada cheaper than Cairo?
For comparable small units, generally yes — and there is far more small stock. Sahl Hasheesh and El Gouna are exceptions and price at or above Cairo levels.
Is Hurghada better than Sharm El Sheikh for buying?
For ownership, materially. Sharm sits in the Sinai, where foreigners cannot take ordinary freehold and buy usufruct or long lease instead, commonly up to 75 years.
