Property for sale in Sheikh Zayed and West Cairo
Sheikh Zayed is New Cairo's western counterpart and usually costs less per metre for comparable build quality. The trade-off is which side of Cairo your life is on — the two markets barely compete for the same buyer.
West Cairo has been developing for longer than most people assume. Sheikh Zayed is mature, low-rise and green in its older districts, with New Zayed extending it westward into newer, larger-scale supply.

Neither is better in the abstract. The decision is made by where you work, where the schools are, and which side of the city your family is on.
What to verify
- Which numbered district, and whether the unit is inside a compound or on an open street.
- Whether the developer registered the parent land — the same registration constraint applies here as everywhere.
- The service charge, with three years of actual figures.
- For New Zayed specifically, what infrastructure physically operates today rather than what is planned.
- The commute at rush hour on the Desert Road, in both directions.
