Townhouses for sale in Egypt

A townhouse sits in a terrace sharing both side walls. Which position in that terrace you buy — middle or end — is the single biggest variable in price, light, privacy and how fast it resells.

Townhouses are the entry point into compound house living in Egypt: the price of a large apartment, with a garden and your own front door. The compromise is that you have neighbours on both sides and a plot shaped like a corridor.

If the budget stretches to an end unit, it is usually the better buy on every axis including exit. If it does not, a middle unit with a deep rear garden beats a shallow one by more than the price difference suggests.

What to look at on the ground

  1. Garden depth, measured. A terrace of houses with three metres of rear garden is functionally a balcony.
  2. What backs onto the rear garden — another terrace's gardens, a road, a service area, or open landscaping. This determines whether the garden is usable or overlooked.
  3. Party wall construction and sound transmission. Stand in the neighbour's house if you can, or knock and listen.
  4. Whether the row faces a spine road, an amenity or a gate. Convenience from a distance is noise up close.
  5. Parking: a dedicated bay, a shared court, or on-street.
  6. Orientation. A terrace running the wrong way gives every house a west-facing living room and a punishing summer.

The compound layer

Everything true of a compound villa is true here: the annual service charge is the dominant recurring cost, the bylaws govern extensions, external appearance and letting, and the developer's registration of the parent land determines whether you can ever register your unit.

  • Get three years of actual service charges, not the current headline.
  • Read the bylaws on extensions — townhouse owners frequently want to build into the rear garden, and it is usually restricted.
  • Check whether previous owners already did so without a permit.
  • Ask what proportion of the terrace is occupied. Empty neighbours on both sides is a different living experience.
