Luxury property in Egypt
Luxury in Egypt is defined by three things that cannot be added later — address, a protected view, and registered title. Finishing specification, which is what marketing sells on, is the one thing money can always buy.

The prime market by product, not postcode
Egypt's top-end splits into products that behave very differently on liquidity and on how well they hold value.

What holds value, in order
- Address. The only variable you can never improve. In a constrained district such as Zamalek the scarcity is permanent.
- A protected view. An open Nile or sea view with a developable plot in front of it is a temporary view sold at a permanent price.
- Registered title. At this level an unregistered unit narrows your buyer pool to cash buyers willing to take the risk — which is exactly the wrong pool when you want to sell.
- Plot size, for villas. Land drives long-term value; built area drives what you live in now.
- Proportions and light. Large, well-proportioned reception space is harder to find than expensive stone.
- Parking. In dense prime districts a deeded garage space is a real value component, not an extra.
Finishing grade sits below all of those. 'Ultra super lux' is a marketing label with no standard behind it, and a ten-year-old luxury interior is a refurbishment project.
Questions specific to this end of the market
- Is the property listed or otherwise protected? Heritage status constrains alteration and, for foreign buyers, acquisition.
- For a foreign buyer, does the plot fit inside the 4,000 square metre aggregate cap once combined with anything else you own in Egypt?
- Inheritance. Old families hold valuable Cairo property through many heirs, every one of whom must sign.
- Is the roof or terrace inside the title, or merely used in practice?
- What is the annual service charge, and has it been paid?
- Who maintains the building, and is there a generator covering the units?
