El Gouna is a privately built and privately run town north of Hurghada, and it is the most reliably managed property market in Egypt. You pay a substantial premium for that, and it is the main reason its property has held value better than the surrounding market.

Everything difficult about Red Sea property — unlicensed building, unreliable services, absent management, uncertain title — is less of a problem in El Gouna than anywhere else on the coast. That is what the premium buys.

What makes it different

  • Services genuinely operate year-round: hospital, schools, marina, shops, transport within the town.

Water frontage drives price here as elsewhere on the coast, but the gap between frontage and inland is narrower than in Hurghada, because the town's services carry value on their own.

What to check

  1. The service charge, in writing, with three years of actual figures. It is higher here than the regional norm, and it is what pays for the standards you are buying.
  2. Whether the unit is registered, and whether the parent title supports registration.
  3. Rental management terms if income is part of the plan — who manages, on what commission, and who holds the booking platform account.
  4. Building age and condition. El Gouna has been building since the early 1990s, so some stock is genuinely old and salt air is unforgiving.
  5. Furnishing inventory, annexed to the contract.

Why is El Gouna so expensive?

You are buying working infrastructure, consistent management and a functioning year-round town, in a region where those things are unreliable. That premium has also made its property more resilient on resale.

Can foreigners buy in El Gouna?

Yes, with freehold title, within the standard Law 230 limits. It is one of the most foreigner-oriented markets in Egypt.

Is El Gouna good for rental income?

It has the most established rental management on the Red Sea and genuine year-round demand. Gross yields are lower than cheaper Hurghada stock because purchase prices are higher, but occupancy and reliability are better.
