6th of October is the largest and most varied market in West Cairo. It spans genuine budget housing and established compounds in the same city, so the district matters more here than almost anywhere in Greater Cairo.

October is a working city rather than a dormitory suburb — universities, industry and a large resident population, not just compounds. That gives it real rental demand and a much wider price range than Sheikh Zayed next door.

Digits matter in the Arabic names here. حدائق أكتوبر, أكتوبر الجديدة and ٦ أكتوبر are three different places that look similar in search.

Why it costs less than Sheikh Zayed

  • Larger supply across a much bigger footprint.
  • Mixed industrial and residential character in parts of the city.
  • Longer commute to central Cairo from the outer districts.
  • More stock outside compounds, on ordinary streets with ordinary services.
  • A larger share of buildings with licensing questions, particularly at the cheap end.

None of that makes it a worse place to buy. It makes it a place where the specific district and the specific building matter more than the city name.

Checks that matter here

  1. Building licence and permitted floor count. Unlicensed upper storeys are more common in the cheaper districts.
  2. Which district exactly, and what is adjacent — an industrial neighbour affects both living and resale.
  3. Whether the area has mains gas or runs on cylinders.
  4. For October Gardens and New October, what services physically operate now rather than what is planned.
  5. Transport: the bus and microbus routes people actually use, and the drive at rush hour.
  6. Rental demand, if you are buying to let — student and industrial demand here is real, which is not true of every new district.
