Studios for sale in Egypt
Studios are scarce in Egyptian family districts and plentiful on the Red Sea. That geography is not an accident — it tells you that the studio here is a rental product rather than a home, and it should be judged as one.
Egypt builds for families. Cairo's housing stock runs to two and three bedrooms, and a studio in New Cairo is an oddity with a thin buyer pool. On the coast, where the buyer is an investor or a holidaymaker, studios are a mainstream product.
Where studios actually are
- Hurghada, Sahl Hasheesh and El Gouna — the deepest studio market in Egypt, with genuine year-round letting demand.
- North Coast resorts — plentiful, but earning for eight to ten weeks a year.
- Ain Sokhna — weekend demand from Cairo, usable most of the year.
- Central Cairo — downtown, Mohandessin, Dokki: older small flats, student and young-professional demand.
- Near universities — 6th of October and Nasr City have real small-unit rental demand from students.
Outside those, a studio is hard to buy and harder to sell.
The investment case, honestly
- Lowest entry price of any residential product in Egypt — often well under USD 100,000 on the Red Sea, which is why foreign buyers start here.
- Highest gross yield per pound invested, because rent per square metre is higher on small units.
- Easiest to furnish and let, and cheapest to refurbish between tenants.
- Against that: the narrowest resale pool. Families will not buy it, so your exit depends on finding another investor.
- And: highest tenant turnover, which means more management, more voids and faster wear.
A studio is a business, not a passive holding. If nobody is going to run it, the yield advantage evaporates into vacancy.
What to check
- Whether the building permits short-term letting, if that is the plan.
- Whether it is furnished, and get an itemised inventory annexed to the contract.
- The service charge against the rent. On a small unit the charge is a much larger proportion of income than it is on a family apartment.
- Water pressure and hot water — small units are often on the least favourable part of the riser.
- Whether the unit is registered, which matters more for a foreign buyer relying on it for a residence permit.
- Realistic occupancy from actual booking data, not the seller's projection.
