Twin houses for sale in Egypt
A twin house is half of a single building. You share one wall, one roof line and often one drainage run with exactly one other household, which makes their decisions your problem in a way no other property type does.
Twin houses — توين هاوس — sit between townhouses and standalone villas on price and on privacy. Most buyer guidance treats them as a smaller villa. The more useful framing is that you are buying into a two-party relationship with no exit from it.
What sharing one wall actually means
- Sound. A single party wall between two family houses transmits more than buyers expect, particularly where the stairs or a bathroom back onto it. Visit when the neighbours are home.
- Structure. The two halves usually share foundations and frame. Structural alterations on their side can affect yours, and unpermitted works next door become your problem when you sell.
- Roof and drainage. Often a continuous roof line and shared or adjacent rainwater and waste runs. A leak on their side can appear on yours.
- Appearance. Compound bylaws normally require both halves to match. If your neighbour will not repaint, you cannot unilaterally change the look.
- Extensions. Where one half extends and the other does not, the building becomes visibly lopsided and both halves lose value.
The two halves are rarely equal
Twin houses are mirrored, but their plots often are not. One half routinely gets the larger side garden, the better orientation, or the corner position.
- Measure both plots, or ask for the site plan showing them.
- Check orientation — the two halves face opposite ways, and in Egypt that is the difference between a comfortable and a punishing living room in summer.
- Check which half gets the driveway and how parking is divided.
- Establish where the legal boundary runs, and whether the fence matches it.
If both halves are for sale, buying the pair is worth pricing — some buyers do it and let or resell the other, and it removes the neighbour question entirely.
Before you commit
- Meet the neighbour if at all possible. It is the most useful twenty minutes you will spend on this purchase.
- Ask whether their half is owner-occupied, let, or empty.
- Ask whether either half has been extended, and whether under permit.
- Check the compound bylaws on external appearance, which bind you both.
- Get three years of actual service charges.
- Confirm the developer registered the parent land, so registration is possible at all.
